In a landmark decision, a federal jury found that the National Association of Realtors (NAR) and several major brokerages conspired to keep commissions high. As a result, real estate agent compensations for both the buyer and seller are undergoing significant changes.

One of the most notable shifts is that home sellers are no longer automatically responsible for paying both their and the buyer’s agent. Now, buyers may need to negotiate and pay their agents directly. Also, buyers will no longer be able to view homes for sale with an agent, without first signing a buyers’ agency agreement. These changes are nationwide, with EVERY brokerage firm, and not optional.

Why It Makes Sense to Buy a Home at Year’s End

 
1. Less Competition – There may be fewer homes available, but there are also fewer home buyers and that equals less competition for you. 
 
2. Motivated Sellers – Combine motivated sellers with decreased competition and you have great leverage to get a better deal.
 
3. Lower Prices – December historically has lower home prices than any other month of the year.
 
4. Faster Closings – As a general rule, everyone involved in a holiday real estate transaction wants to complete the transaction before the end of the year.

2017 was, yet again, a strong seller’s market! Our real estate continues to increase in price, keeping the Seattle metropolitan and its surrounding areas at the top of our Nations real estate markets. 5 Remodels That Make Good Resale Value Sense — and 5 That Don’t

Repeat after me: I am the master of my remodel. Perhaps you should say it again, because sadly, it’s not always so. In some cases, these flights of fancy are perfectly acceptable, provided the design and completed execution truly align with the vision and budget.

Today we review five remodels that typically make good financial sense, providing a nice return on the investment at the time of resale — and five that don’t.

 

Buyers are ravenous for your home!

Do you own a house? Are you wondering if that house is worth selling? Let me tell you something, whatever the property you own, right now that property is made of nothing but money!

If you want proof of just how valuable that home of yours could be, lets discuss the current sellers market happening right now. For example, an 1100 Square foot home, in the Ballard neighborhood of Seattle, Washington, which was listed for sale at $559,000 just sold for $717,000, with a back up offer over $730,000! That is nearly $652 per square foot.

And, NO, that was not a typo. I did say 1100 square feet. This house I refer to, was not an out of the ordinary home people. It was an adorable, little, family stater home. Brick, standard, simple. It sold for nearly the same price per square foot that one would typically see in a luxury level, million dollar home.

Why you ask? Well let me tell you. Simply, the supply of available properties for sale, can not meet the demand of those who currently wish to buy. Therefore, when buyers want to buy, and there are not enough homes available for sale for those buyers, the competition to procure them becomes vivacious! Competitive offers will occur and the selling prices will escalate to well above the asking price. Most often that occurs with multiple offers, each one better than the offer before it. That my friends, means that house of yours is indeed made of money.

So, here is my advice. If you have even been remotely toying with the idea of selling your home, NOW IS THE TIME! And this years selling season has really not even begun, so lets sell that house! As a seller you could not be in a better position than right now to achieve a phenomenal success on that sale. As a buyer in this hot, competitive market, it can be rough competition out there. You will need to ensure all of those ducks are in a very tidy row! I received a phone call from my client, asking me to help find for her the perfect condominium. She wanted something beautiful, close in, livable, with space for guests and something that was a sound financial investment for her property portfolio.  I asked her some very specific questions and then did a target specific search based on only the things I knew she loved. I then took her out on a tour the very same day, to view in person what I had hand selected for her.
